Looking for any information that anyone might have on tiny homes. We have a proposal for 4 units at 168 Sf on a commercial property to be charge for a nightly rate 365 days a year. At this point they are calling the units tiny homes but that does not line up with the tiny house code. It appears to be a accessory structure with electric, a mini-split and smoke/carbon monoxide detectors. Questions that have came up due to the fact that we have not dealt with this is is restroom and bathing facilities, fire department access.

    If these are being stayed in even as a short-term rental they would have to follow the IRC. Chapter 3 or Appendix Q give no exemptions for sanitation. They must have toilet facilities and a kitchen if they are a dwelling unit.

    One thing from the fire side I would look at is thaty if they are being rented out as a nightly rate like a hotel they will have to meet the same code as a hotel (i.e. Sprinkler Systems and Fire Alarm Syastems) I would reach out to Chief Preston there in Hays for his input.
